"Betws-Bach is indeed a heavenly spot totally unspoilt by the modern world. It is a most peaceful of places and situated at YNYS, a tiny hamlet off the B4411 road. The building is stone farm cottage, dating back to the 17th century, is a listed building with a preservation order on its authentic keep, and its architecture quite unique. It has an outstanding position nestling on a sheltered hillside, overlooking green meadows which lead down to a wooded river bank and the Snowdonia National Park in the distance. We believe that "Betws-Bach cottage to be of the highest standard and is personally cared for by the owners.

THE ACCOMMODATION
Entrance Hall - with two coat/hat stands, charming old grandfather clock and "under stairs cupboard" with iron, ironing board, vacuum cleaner and deep freezer.
Sitting Room - A picturesque room with two cottage windows, exposed beamed ceiling, and original ingle-nook fireplace with a log burning stove on the polished blue slate hearth, surrounded by thick wool carpet. Mostly antique furniture, ornaments and prints, comfortable sofa and arm chairs, coffee table, reading lamp, colour Television, video. Combined storage/convector heater.
A Second Lounge, reached by uneven stone steps, has a 3/4 size Snooker Table, ingle-nook fireplace with night storage heating, old Oak beams and a stable-door opening onto a South facing patio with garden furniture.
SLEEPING ACCOMMODATION
Three upstairs bedrooms. Sleeping 6 plus cot space.
BEDDING
Luxury hollow fibre King Size/Single duvets, with optional linen hire available, in which case the beds will be made up with crisp linen by Dorma from The Country Dairy Collection.

MAIN BEDROOM An "L" shaped room with original beam and timbered ceiling. Interesting 4' 6" antique oak double bed with spring interior mattress and a 3' single bed. Wardrobe, chest of draws, occasional chair, hair dryer. Off this room is a walk-in airing cupboard with case storage space. Storage heater.
DOUBLE BEDROOM
With pleasing views of open pasture and woodland, pine panelled walls and ceiling. 4' 6" double bed, bedside tables and lights. Comprehensively furnished. Storage heater.
SINGLE BEDROOM
This is a very small room with full size 3' single bed, small chest of draws and mirror. Convector heater.
BATHROOM
With Champagne Floral suite. Toilet, washbasin, bidet, shower over bath. Shaver point. Wall heater.

GROUNDS
An informal garden -mostly grass with a few apple trees. Gravelled path. Rotary clothes line and pegs. Garden furniture and barbecue.
Ample parking space.
Located on the edge of the Gulf Stream we enjoy a mild
and pleasant climate and this makes for "Betws-Bach"
as ideal retreat for all year round holidays.

THE FARM
A "working unit" with cattle and sheep. The farm yard is situated on its own, away from the cottage. A one and a half mile stretch of the Dwyfach river runs over a series of waterfalls in a ravine through our woodlands. It is a designated habitat for otters. There are deep and shallow pools which harbour salmon and sea trout throughout the season. For the gamesman there is a rough shooting on the 180 acre farm and woodland, pigeons, woodcocks, pheasant, rabbits, hares and foxes.
